So What Happened with Louisville Real Estate in the Month of June 2011? Comparing the two charts above allows us to see where we were in June in relation to where we were Last year at the same time. Let's look at the Homes Sold first. The amount of Louisville Homes that sold this month dropped by 380. In the Month of June, 1101 homes sold compared to 1481 homes that sold this time last year. The Average sales price rose by $3829. Last year, on the same month, the average sales price was $174,829. This year it was $178,658. The amount of Homes that went on the market dropped by 4. It fell to 2461 down from 2465 in June 2010. So, roughly the same amount of homes went on the market this year as did last year. Interestingly, fewer homes sold this year over last year while the homes that did sell sold for more money. So, the amount of sales dropped slightly. While the amount that the average sale brought went up. The amount of homes that went on the market stayed roughly the same. This would seem to indicate, compared to last year, slightly fewer homes are selling while the amount of the homes are selling for more money. The amount of homes to choose from are about the same. So What Happened to Real Estate in the rest of the country in the Month of June 2011? The U.S. housing market has shown increased stability in home sales during 2011 compared to the previous year. The trend has been an upward one since the expiration of the tax credit last summer. Home prices have softened, particularly earlier this year, due to a higher-than-normal number of distressed sales. However, both the percentage of distressed sales and the amount of time they spend on the market has decreased in recent months, a positive sign for the market moving forward. In fact, prices have steadily followed a positive monthly trend since February. Mortgage defaults have also declined lately. While interest rates continue to break new record lows, the number of buyers who are able take advantage of these savings is restricted by tougher underwriting standards for mortgages. 40% of the banks surveyed by the Office of the Comptroller of the Currency tightened lending standards for mortgages within the past year. In his second press conference, Federal Reserve Chairman Ben Bernanke stated that a quicker foreclosure process and additional home price stabilization are key to boosting confidence in the market and bolstering a more robust recovery in the housing sector. As the economy improves, stimulus efforts by the government and the Fed will most likely continue to wind down, which typically spurs rising interest rates to keep inflation in check. Although inflation has been the source of recent concern, the Fed appears confident it will remain in check for the near term. Meanwhile, buyers continue to benefit from historically favorable buying conditions, and sellers are encouraged by increased market stability. Home Sales Home sales in May were down 15.3% compared to the same time last year when the impact of the tax credit was at its peak. Compared to the previous month, sales were down 3.8%. NAR Chief Economist Lawrence Yun states that the slower pace of sales is consistent with the slower pace of overall economic activity and that falling gas prices will help to moderate the impact of a sluggish economy. Although he continues to cite unnecessarily tight credit for limiting buying activity, the pace of sales in the second part of the year is expected to be stronger. Home Price Home prices rebounded 3.4% in May with median home prices rising to $166,500. This is 4.6% below the year-ago level and continues to keep the median price close to 2002–2003 levels. Just under 1 in 3 homes sold during May were distressed properties, which typically sell at a 10%–20% discount. This is down 6 percentage points from April and is exactly the same as a year ago. Investors represented 19% of sales, and first-time buyers accounted for 35% of May sales compared to 14% and 46% respectively a year ago at the peak of the tax credit. Home prices and mortgage rates remain favorable for buyers heading into the summer selling season. Inventory The supply of homes measured in months on the market at their current pace was up during May compared to April. Inventory levels remained 26% below the peak of 12.5 months in July 2010 and 12% above April of 2010 when the tax credit was in full swing. Interest Rates Rates are at a record low after steadily declining throughout May, primarily due to uncertainty in the global and domestic economies. While these incredible rates represent a significant savings for home buyers, experts note that for the benefits to fully be realized, lending conditions must loosen so more buyers can take advantage of them. As overall economic activity gets back on track, rates will likely rise to keep inflation in check. In other words, the window of opportunity for buyers to lock in these historically low interest rates may not remain open much longer. Perry and Lynn's Hot Spring Adventure Perry and Lynn were surprised. Perry and Lynn's son Justin called and said, 'Ryann bought you guys a Christmas present. When you get to your hotel in Colorado Springs, go down to the lobby at three o'clock and meet a guy who will take you somewhere special.' Not wanting to be suprised, Lynn said, 'Where am I going and what should I wear?' Justin said, 'Oh, wear a bathing suit and loose clothes over it.' So Perry and Lynn arrived at the airport at 1:00PM and raced past the warm 'Steamboat reception of shake the hand of this formar Olympian and here have some oatmeal raisen cookies and hot apple cider' to track down and get the Enterprise rent a car guy to drive them to town to get the rent a car processed cause they are in a hurry to get to the hotel to 'meet the guy'. They raced into downtown Steamboat where they got checked into the Bristol. They did a quick change and sure enough, there was the the man ready to go right on time. They got into a 4 wheel drive van and headed into the mountains. Their guide was an entrepeneur who shared everything from the lay of the land to the attitudes of dress coded on a magnificent drive up snow covered roads. The breathtaking views of snow covered trees lent a sureal feel to an already marvelous adventure. They arrived and the guide explained that the water for the Hot Springs comes from inside a mountain that is a dormant volcano. The water comes out at 140 degrees. There are 3 pools. One pool is 105 degrees, one is 103 degrees and one is 102 degrees. 'The water contains sulfer minerals and other trace elements that are really good for you. Soak for a couple of hours and I'll be back to pick you up', he said. The newness of the adventure wore off quickly as they took off thier cloths and were hit by the December Colorado temperatures. They went straight for the larger 105 degree pool. They were practically alone as only about five other guest were even in the place. The steam rising off the water sheilded them from the few guest that were there. They tried all the pools. After an hour, Perry got so hot he went bathing in the ice melted spring nearbly. The temperature of that water was 45 degrees. Lynn spent the time leaning back, loosening her shoulders and putting her head under the hot waterfalls. She even rubbed snow on her shoulders while sitting in the hot springs. Her hair, her eyebrowws and her eylashes frooze and left little tiny crystals that glowed while sitting in the dusk sun. She was relaxed. Perry noted how it removed all the tension from traveling and rather than being 'relaxing now I can't do anything but go to bed', it was more 'relaxing now let's go do something I'm invigorated'. Once the sun set, the temeratures plummeted. Two hours of high temperatures in the Hot Springs was enough, so they got out, dried off, checked out the heater cabin, met the guide and set off back to the Bristol refreshed, relaxed and excited about their trip to Steamboat. Perry and Lynn's Colorado Ski Trip Skiing Steamboat Springs Colorado At Keller Williams family reunion 2010 in New Orleans back in February, Lynn made a bid on a charity auction for a ski trip in Colorado. She knew how much Perry loves skiing, she competed with all the other bidders and won the trip. She called to redeem the trip in September, then set the date for December 15th-20th. Never having skied in Colorado, she had no idea what she was getting herself into. Perry and Lynn Flew in on Thursday on the first flight into Steamboat Springs for the season. There was an Olympic gold medalist greeting everyone getting off the plane, oatmeal and raisin cookies with hot apple cider in the terminal. They flew past the festivities to beat feet to get a rental car, check into the hotel and change and head out to the world famous Steamboat Hotsprings to unwind. Relaxed and invigorated, they set out to find a ski helmet. They walked around downtown Steamboat Springs and stumbled into a sports shop where they learned about the Colorado wind sheer and how essential it is to cover the face eyes and head with more than just a scarf and hat. With the purchase in tow, they headed off to the Cottonwood Grill for dinner. Fully fed, they walked back to the Bristol Hotel and immediately crashed till morning. They woke up early, packed everything up and headed to the mountain. After finding a parking spot really close to the Gondola at the base they went to rental place to suit up for the day. That's where they met David Osbourne, Tracy and Isabella. They instantly hit it off. David paid for the rentals and lift tickets, Perry and Lynn got fitted suited up and headed out. They went up the Gondola. While David was finishing his morning coffee and Lynn was strapping on her gloves and tightening up her bindings, Perry was stunned speechless gazing at the breathtaking ever changing views going up the Gondola. David wanted to check out our skiing abilities so he skied with us over to the Sunshine express express lift. That lift took them all to the peak. He recommended this as a great spot for Perry and Lynn as it was primary blue runs which is what they really wanted to ski. David headed to a meeting and left Perry and Lynn to ski their hearts out. After 3 hard core runs down various degrees of the Tomahawk run, Perry and Lynn headed to the Rendezvous food court, a food place close to the peak. The only way to get there was to ski in. Once they were warmed up, they headed out to ski the Tomahawk variations again till the serious hunger set in. They returned to the Rendezvous for an amazing lunch and hot tea. They left the restaurant and and skied down to the top of the Gondola, make a quick right and skied 3 miles down a meandering trail cutting through the woods and cruising out near the condos finally depositing them at the base of the gondola. They returned their gear and headed back to the Osboune's. On their way back, they made a stop at a real estate company that had just been converted to a Keller Williams office. Perry noticed a temporary sign hanging on the wall and they decided to walk in. They met the owners who were super excited about changing over. Lynn gave them a card with an offer to help agents with questions of how things work if they ever needed it. They arrived at the Osborne house and were blown away with how classy and beautiful it was. They stayed in the bottom floor suite with a king bed and bathroom. They also set aside a separate suite for the Panellas with their own bed and bath. Once they got settled in and showered, they headed out with the Osbourne's for dinner. Dinner was awesome. They headed back to the mountain and rode the Gondola, blankets on their laps to Western BBQ The food was amazing, the company great, there was live country music playing and Lynn did the Hokey Pokey with Isabella. After dinner, they greeted the Panella's who got in late, snuggled into comfy beds and ended a perfect first day at Steamboat. The second day was more aggressive, After a wonderful breakfast of oatmeal at home with the Panella's and the Osbourne's, the Thomas' hit the slopes and headed straight for the peak. After the first run, Meg and Lynn pealed of to slow down and stay on the green runs while the others headed to some aggressive blues and black blues. Toward the end of the runs, Perry fell back and got separated and skied back solo to Rendezvous for lunch. After lunch, Perry, Lynn, Meg and Scott skied these wonder green runs thru the woods. Scott shot a great video, and Perry commented on the dream condos they skied past on the way down. The evening consisted of, Scott climbing 'Osbourne mountain' a large hill behind the house, while Meg and Lynn enjoyed conversation time and played with the baby, dinner out and straight to bed tired, aching and relaxed. Day three opened with some sore people determined to stay on the greens. So, from the top of the Gondola they headed left to 'Why Not' and headed into narrow trails that went forever. Meg and Scott skied all they way down to the base, changed out their skies and snow boarded for the next two hours. Perry and Lynn went ballistic on the green trails and skied till their legs wore off. The four of them had lunch together at the slopes and watched the Giants loose the second game to Philadelphia Eagles. They raced back to change into their bathing suits and the driver took them to the Hot Springs where they relaxed, took pictures and stretched out their tired muscles. When they came home they met David's sister Anne and Liz and everyone had dinner at home. Stew was served and everything was great. The trip was relaxing, inspiring and fun. The Thomas' loved meeting the Osbourne's and hope to see them at family reunion. They hope to return to Steamboat again to ski preferably in January or February.

Perry Still has Ski Dreams Perry looks out the office windows and sees this light dusting of snow not wanting to melt under a frozen, 'I can't get my car started and why do all my kids have the flu?' His eyes slowly adjust to a view very much like the picture above of him skiing in steamboat. Steamboat Colorado is that lovely enchanted landscape in which the rush of a mountain run is interlaced with the ski instructors being oh so helpful in their surfer sounding voices and the restaurants are only accessible skiing halfway down the mountain. If you stop for a moment at the top of a lift and look out, You'll see a view very much like the one above. Don't worry kids, we'll be back in school tomorrow. :)

Perry and Lynn Thomas put the amazing Kathryn Sotelo in charge of the Lynn Thomas Real Estate Team in Louisville Kentucky and headed down to Orlando Florida to meet Micky and Minnie Mouse in Disneyworld. They drove down on Thursday and Lynn spent the day ,while Perry drove, on her phone and her ipad. Lynn was amazed how connected they still were to their business while being completely mobile. Heck, Lynn sold a house while she was in Florida! Day 1 they drove and stopped in Valdosta and stayed the night. Day 2, they drove straight to the Magic Kingdom. They saw Mickey and Pluto and delighted over the kids visibly shaking with excitement as they met with the characters. They spent the next three nights in the same hotel in Kissamee Florida right next to The Magic Kingdom. The next day, they went to Epcot and ate their way around the world. It's a family tradition to have fish and chips in England, quiche in France, Baklava in Moracco, Brats in Germany, Sushi in Japan, Egg Rolls in China, and of course films and rides in every country. They finished up the day seeing Wall Street in Downtown Disney AMC while kids stood in what seemed like 2 mile lines waiting for a free tootsie roll. Day 3 they went to Hollywood Studios, got bored, and went back to Epcot and stayed through the evening romantically walking along Roman Streets and having Espresso next to lit fountains. They rested well, got up early in the morning, and drove straight through to arrive home tired, refreshed, and ready to make a difference in the lives of their clients. Meanwhile, while they were gone, Lynn sold her listing on Willow Stone and Kathryn got her buyers under contract on Woodridge Rd. Being mobile and connected is a beautiful thing

They came home for the holidays and stayed two days with a whirlwind of fun activities and a wonderful time together. They shopped till they dropped. They ate out. There are many people who claim home ownership may not be the best investment idea. This opinion was shared by Time magazine who also said, a couple of years ago, homeownership WAS the best idea. There is so much "noise" in the media about whether or not to own a home in this market: will the value go up or down, should I buy or not? Let's try to quiet the noise and interrogate reality to help make a wise desision. The first thing to examine is real estate as an investment. Real estate value rises slowly over a long period of time. To pull this idea out of context and examine it under the lens of an asset with a "quick sell, high profit" approach is unrealistic. Let's look at past history to make logical decisions: Louisville real estate's highest value is in the long term. Louisville real estate, as a whole, holds its value extremely well. The median home price of Louisville real estate over the last few years of so called "distressed Louisville real estate market" remained relatively stable. If we choose to rent, we still choose to pay a mortgage. We just choose to pay our landlords mortgage and not our own. This is compelling. As the This creates evalue of the property rises, however slowly it may do so, the amount owed decreases, thereby creating equity. This equity is wealth to the property owner. This week we have chosen an event happening at KMAC. The Kentucky Museum of Arts and Crafts has partnered with The University of Louisville Latin American and Latino studies program to celebrate El Dia de los Muertos, or "The Day of the Dead." From October 12 through November 12 KMAC will display a series of altars, including an altar dedicated to the victims of the Haitian earthquake and the Chilean earthquake; an altar honoring Frida Kahlo; a public altar where guests are invited to bring items to honor their family, friends and deceased loved ones, and an altar constructed by students in the University of Louisville Fine Arts Department. The hours are 10a to 5p Monday through Friday and 11a to 5p on Saturdays. This is sure to be an event that is as equally exciting as it is educational we hope to see you there!

The “Endangered Properties” list has a long history in Louisville. It was initially created by Preservation Alliance, and in 1999 the list was taken over by The Louisville Historic League. The list is now compiled and published by Preservation Louisville, Inc., Louisville’s citywide preservation organization since 2007. This year along with the list of “Louisville’s Top 10 Endangered Historic Places” list, Preservation Louisville will also announce “Louisville’s Top 10 Preservation Successes”. I recently spent the day at Westport Village and was amazed at what I found available there. Westport Village is Louisville’s first, true outdoor specialty shopping village. It showcases specialty and award-winning shops, restaurants and lifestyle concepts. At the Lynn Thomas Team we believe it is important to be a part of, and support our community. And with that we would like to share with you The Friends of the Library semi-annual book sale. But before we get into the details of the sale we would just like to take a minute to express the greatness that this non-profit organization brings to the community. They promote the welfare and growth of the Louisville Free Public Library, they support pro-library advocacy at state and local levels, they fund scholarships for library staff wishing to pursue higher education, they sponsor programs for children, teens, and adults at local branches, they fund library improvements, and they raise over $40,000.00 annually at the spring and fall book sales. This is a great cause that we are proud to share with you and now on with the details. Vines and canines is a wonderful event happening this weekend October 16 from 3:00pm until 7:00pm at E.P. Tom Sawyer State Park. Vines and Canines was proud to announce the launching of Their Original Fine-Wine Tasting and Canine Celebration Event. Hard Rock Cafe' Louisville

Hard Rock Café is in downtown Louisville in the 4th Street Live Complex. Who doesn’t love the Hard Rock Café the atmosphere is electric and they have some of the coolest rock memorabilia ever. Hard rock Café Louisville features stuff from local artists like Tantric and Flaw, and Muhammad Ali with the Beatles. Some other great memorabilia they feature are items from rock legends such as Elton John, Rod Stewart, and Elvis. HRC Louisville also has an outdoor Aerosmith display which from what I read on their site is the first of its kind in a Hard Rock. In addition, to all the great memorabilia Hard Rock Café has some amazing food everything from Rock Nachos to Hickory Smoked Ribs. HRC is also in walking distance of the Kentucky International Convention Center, many museums, and Waterfront Park. With HRC being in the 4th Street Live Complex you are never with out stuff to do whether your taste is for shopping, a rockin nightclub, or knocking some pins down at Lucky Strike.

Louisville has some great Halloween events coming up. Caulfield’s Halloween Parade: Louisville’s only Frightening Fun Parade is taking place on October 8, at 7P.M. More than 72 units will march down Bardstown Road and Baxter Avenue to the end of Lexington Road. Jessica Lee of Clear Channel's Gen X Radio will host the parade and serve as announcer. A spooky parade not your forte how about a fantastic musical. Just in time for Halloween, Renegade Arts Productions brings the macabre musical “Sweeney Todd: The Demon Barber of Fleet Street” to the stage at the Alley Theater. The show runs from October 8th through October 17th. Alley Theater is located in Butchertown on East Washington St.. One of my personal favorite Halloween events in Louisville is the world famous Waverly Hills Sanatorium once a TB hospital back in 1910 it has now been restored and serves as a real haunted hospital. It has even been featured on The Travel Channel and rumor has that it has been used in various films as a back drop. It’s most recent television event Ghost Adventures at Waverly will air this Friday, October 8 on The Travel Channel! Every year they host a haunted house that goes from September 24th until Halloween night. Waverly Hills is located in South Louisville right off of East Pages Lane. If you are brave enough Waverly also host 2 Hour Paranormal and Historical Guided Tours, and Half Night and Full Night Paranormal Investigations/ Ghost Hunts. Not for the faint at heart years ago before Waverly Hills was restored I spent the afternoon there with some friends before I got there I did not believe in ghost after that afternoon I believe! So go have your self a spooky Halloween Adventure in Louisville.

For weeks now I have been reading articles, and seeing news pieces about this Chef named Ian Ritchie who delivers eco friendly soup via his bicycle. I was very intrigued by this idea so I did some investigating. This guy is amazing he makes all the soups fresh, and then delivers them by bicycle on Wednesdays, Thursdays, or Fridays. He is even certified in food safety so never fear you are in good hands. So how does it work you ask? Well you go to his website, and make your soup choice, place your order by Friday the week before, and wait for your eco-friendly soup to show up at your door, office, or street corner basically where ever you want it delivered as long as it is in his delivery bounds. He will even put it in the staff fridge for you. Your main choices are always vegan, meaty, and veggie with the soup changing each week in those categories. So always something fresh and new! He even has a service called a “soup-scription” and for twenty dollars a month you can have a souprise every month. In addition, to him saving the planet one bowl of soup at a time he is also uses products that are certified Kentucky Proud and a member of the keep Louisville Weird Movement.

Architectural Styles of Old Louisville

The neighborhood known as Old Louisville is like a step back in time with big beautiful original Victorian Houses. The development of Old Louisville began in the 1830's. Several aspects of Old Louisville architecture are significant. First, a variety of Styles ranging from the formal, symmetrical designs of Renaissance Revival to the romance of Queen Anne and Chateauesque, can be viewed within a one or two block area. Second, a diversity of colors, materials and scale abound in the residences here. Three-story homes along Third and Fourth Streets are the largest and most elaborate, followed by those in St. James Court, Ormsby, and Second Street. Smaller row houses can also be seen in Old Louisville, including a number of carriage houses converted to private residences. A variety of dwelling types, including some early experiments in apartment buildings and duplexes, can also be seen. Many buildings contain bits and pieces from several architectural styles as there are many of them to be seen in Old Louisville such as Victorian Gothic, Italianate, Renaissance Revival/Georgian Revival, Queen Anne, as mentioned before, and the Tudor, and Beaux Arts styles just to name a few. This is all part of the eclecticism that makes Old Louisville very picturesque. There are many tours available of Old Louisville from walking to driving tours. In my opinion the best tours are the walking ones because then you can truly appreciate the uniqueness of Old Louisville.

Susan G. Komen Race for the Cure

The Susan G. Komen Race for the Cure is one of the world’s largest series of 5k runs. Since 2005 they have had over one million participants here in the Louisville area. The Race for the Cure is a walk to raise funds and awareness for the fight against cancer and to celebrate survivorship. The money raised through events like the Race for the Cure or the Pink Tie Ball goes towards research and community grants for other great causes. Since 1998 Susan G. Komen Louisville has invested $3,523,464 in community grants. Mortgage Rates Fall to Record Lows

This just in from the Washington Post: Interest rates on 30-year fixed-rate mortgages averaged 4.57 percent this week, Freddie Mac reported this morning. That's down just a hundredth of a percentage point from last week's average rate, but it marks the third consecutive week of record-setting lows for the most popular type of home loan. Freddie Mac has been tracking this rate for 39 years. The 5/1 hybrid loans that are fixed for five years and then convert to an annual rate-adjustment schedule also hit a new low, 3.75 percent. Freddie started tracking that series in 2005. Mortgages fixed for 15 years rose to 4.07 percent from last week's 4.04 percent. One-year adjustable-rate mortgages pegged to the Treasury index averaged 3.75 percent this week, down from last week's 3.8 percent. The amount of up-front interest, called points, has remained steady for many weeks, averaging 0.7 point for each type of mortgage. One point equals 1 percent of the loan amount, and a loan with higher points typically carries a lower interest rate. If you are thinking about buying (or even refinancing), this certainly merits consideration. Who knows how long they will stay this low?

According to the Federal Housing Tax Credit website: For home purchases where a binding sales contract was signed by April 30, 2010, otherwise qualified buyers now have until September 30, 2010 to complete the purchase. Congress has extended the closing date to provide buyers who had binding sales contracts in place by April 30, 2010, additional time to complete their purchases. Chances are that if you had secured a contract on a new home by April 30 and are hoping to qualify for the tax credit, you already know this, but if not, we just made your day!

Data Show Housing Market Is Improving

As reported today in the Associated Press, the overall outlook for the national real estate market -- including Louisville -- remains positive and continues to get more so: "The U.S. housing market has started to recover from the most far-reaching crisis since the Great Depression, data released Thursday show. Sales of previously occupied homes rose for the third month in a row in June, the National Association of Realtors reported. That hasn't happened since early 2004, during the boom. "The turnaround in the housing market appears finally to be here and indeed may be gaining some speed," wrote Joel Naroff, president of Naroff Economic Advisors Inc. Stocks jumped on the news, with the Dow Jones industrial average rising above 9,000 for the first time since early January. Home sales rose 3.6 percent to a seasonally adjusted annual rate of 4.89 million last month, from a downwardly revised paceof 4.72 million in May. Sales were up in all four regions of the country. It was the highest level of sales since last October and beat economists' expectations. Sales had been expected to rise to an annual pace of 4.84 million units, according to Thomson Reuters. In another encouraging sign, the share of foreclosures on the market is shrinking. About one out of three homes sold in June was foreclosure-related, down from nearly half earlier this year. And the glut of homes up for sale dwindled to 3.8 million. That's a 9.4-month supply at the current sales pace and another important sign of a recovery. When the market balances at a 7-month supply prices should begin to stabilize, the Realtors's group said. That probably won't happen until next year because of a backlog of foreclosures that have yet to come on to the market. The median sales price was $181,800 in June, down 15 percent from year-ago levels but up slightly from $174,700 in May. Nevertheless, prices have risen for three straight months in about half of the 55 major metropolitan areas tracked by the Associated Press-Re/Max Housing Report, also released Thursday."
